"People are often in a hurry to buy last minute Christmas gifts and rely on the fact that e-commerce companies will be able to deliver in short time. Sellers must, therefore, frontload and this places a lot of pressure on storage capacity. Many of our customers, particularly those in the retail sector, need to cope with seasonal fluctuations, so every year we are ready to react to increased demand for warehouse space and make any spare space we have in our warehouses available to them," explains Tomáš Míček, P3’s Country Head for the Czech Republic. “P3 is not concerned that the space will immediately become vacant again once Christmas is over, as demand is strong. We have both new and long-standing customers keen to sign or renew leases. We have, for example, just signed a lease renewal with long-term customer, bookstore Levné knihy which uses P3 Prague Horní Počernice as its central warehouse, a pick-up point for online sales and its head office," continues Míček.

Fielding requests for short-term leases in the run up to Christmas is nothing new for P3 – indeed it has become something of an annual phenomenon. On average, customers are looking for around 2,000 m² of additional space.

Not only is demand for warehouse space on P3 parks particularly high at this time of year, but we are also seeing more and more shoppers visiting the parks.  This is particularly true at P3 Prague Horní Počernice park, one of the largest logistics parks in Central Europe, which is located just 1.5 kilometres from the massive Černý Most shopping centre. "With 330,000 m² of floor space, P3 Prague Horní Počernice has become a prestigious address for retail occupiers with stores selling direct to the public, showrooms and pick-up points. In this sense, our park forms a natural extension to the Černý Most commercial zone” Míček adds. Retailers who have stores/showrooms at P3 Prague Horní Počernice include Alza and Pet Center, while customers of Levné knihy or Internet Mall can pick up their online orders at the park.
