The 8,400 m² building is being built for expansion by existing customers, with whom P3 is already in advanced leasing negotiations. The currently available building 3, which comprises 4,100 m² is being built to “shell & core” to allow maximum flexibility for a bespoke fit out for a future customer. The buildings are scheduled for completion in summer 2017.

"The advantage of a shell & core construction is that it allows the customer to introduce a completely individual fit out and handling equipment and can shorten the construction time by two to three months. At the same time, it is significantly cheaper than retrofitting an existing building," explains Peter Bahník, P3’s Head of Leasing in Slovakia.

P3 Žilina park, which currently has five tenants, is ideal for customers looking for Grade A logistics space in a strategic location with excellent access. The site is popular mainly among 3PL companies servicing the Kia plant nearby, and parcel companies’ providers. It is also directly connected to the E50 European motorway route.

"We are developing these buildings now as we are responding to high demand from new and existing customers as quickly as possible. As soon as we sign a new lease, we will be able to complete the space ready for a customer to occupy in two - four months," says Bahník.

"We always provide our customers with the optimal solution for their business. For example, DHL Parcel Slovakia has a warehouse on our park that is specially adapted to the requirements of handling packaged goods with 21 special loading and unloading bridges. It is the only building of its kind within P3 network," adds Bahník.
