P3 Košice is the planned development of a modern logistics park, proudly part of P3’s exceptional European distribution centres. The park is located in the centre of the cross-border region of Hungary, Poland and the Ukraine. Thanks to this strategic location, P3 Košice will become a major logistics hub in the area, providing an effective regional supply chain within central and eastern Europe, and an important location in the Košice region.
The park is located on the D1 motorway, 15 km from Košice (direction Prešov), with direct access to the E50 (Košice – Prešov).
The project offers exceptional access from all directions, and regular public transportation from Košice and Prešov. The park is located in the regoin of Nová Polhora, in the heart of eastern Slovakia.

Slovakia is a developed economy, with a GDP of €118bn in 2021 and a per capita GDP of €22,270. Unemployment was circa 6% as of mid-2022. Slovakia's GDP comes mainly from the services sector and the industrial sector also plays an important role within its economy, mainly in vehicle manufacturing and electrical engineering. The D1 motorway spans the country from west to east, and the R3 expressway crosses it from north to south. Slovakia is a landlocked country which shares borders with Austria, Czechia, Hungary and Poland in the EU, and shares an eastern border with Ukraine.
P3 Žilina is located on the crossroad of the D1 motorway (Bratislava - Žilina - Poprad – Košice) and planned international road D3 connecting Slovakia with Poland. The park is situated 50 m from class road E50 which connects Žilina and Martin. The park is reachable from Žilina and Martin by city bus. Construction of this park commenced in June 2012 and, currently, it consists of 28,108 m² in three buildings. The park is aimed to provide Class-A logistic space for the automotive and machinery industry, prominent in the Žilina region.
The most important industrial production companies located in the proximity of the park are: Kia Motors, Mobis, Hyundai, Dong-Hee, Franke, Volvo Trucks and others.
The tenants of this park are Albatros Logistics, C. S. Cargo, GEFCO, Geis SK, Packeta, Shenker and Správca zálohového systému.
P3 Katowice is located east of the centre of Katowice at Lwowska St., next to the DK79 exit. A plot has an area of 4.7 ha, where a warehouse & office building with a total area of up to 25 000 m2 will be built.
A planned new investment P3 Debiensko is located in Upper Silesia south of Katowice Conurbation at A1 highway exit. The property is well connected to main road arteries and makes a great base for domestic and foreign transport. A plot has an area of 22.4 ha, where a modern warehouse & office building with a total area of approx. 164,000 sqm will be built.
After a demanding renovation, the 44-hectare brownfield is ready for the construction of a modern and commercial industrial park, which will bring life back to the abandoned locality and become part of the city. Thanks to the design of the award-winning architect David Kotek (Projektstudio), the industrial zone will naturally connect to the nearby centre and to the unique appearance of the Agglomeration, which was imprinted on it by the architect Josef Pleskot.
