With NEX now operating from the new warehouse, demolition of the warehouse space the company has vacated can proceed, marking the start of the second phase of the project. Construction of the next 20,000 m2 – also to be occupied by NEX - will begin by mid-June. Handover of phase 2 is expected to be on 1 October. Immediately after this, P3 will start the third and final phase comprising 25,000 m². The whole project is scheduled for completion in summer 2018.

NEX, the subsidiary of the Japanese logistics company Nippon Express, provides logistics services for Epson and has been a P3 customer since 2009.

Jürgen Diehl, Managing Director of P3 in Germany, says: "Redevelopment is the ideal solution for this sought-after location. Our customer is able to continue operating its business during the construction, with virtually no restrictions, and, in the long term, can benefit from new buildings in its existing location. From our point of view, brownfield development is becoming increasingly important in areas with limited space availability."

On completion, P3 Bedburg park will comprise a total of 65,000 m², making it the second-largest asset in P3’s German portfolio. With a warehouse height of 12.20 m, a floor loading of six tons per m², one dock door per 1,000 m2, one level door and an additional jumbo bridge per cell, the seven units are very flexible. The future-proofed property will be certified according to the GOLD standard of the DGNB (German Sustainable Building Association).
