MD logistika established operations at P3 Prague Horní Počernice in 2009 and is the park’s largest tenant, occupying more than 12% of the total lettable area. 

MD logistika is a Czech logistics company specialising in goods that require special handling, such as refrigerated and frozen foods, and FMCG products.  Its warehouse at P3 Prague Horní Počernice is used to store, handle and prepare goods for delivery to retail chains throughout the Czech Republic. "Horní Počernice is a great location for us. We've been here for seven years now and we're very happy that we’ve been able to renew our lease and that our partnership with P3 will continue," said MD logistika's CEO Robert Kuchar. The company has its own fleet of vehicles and the technical resources to allow drivers to serve 500 delivery points a day throughout the year.

Thanks to its strategic location on the eastern outskirts of Prague, the Horní Počernice area is developing rapidly and the park is attracting an ever-increasing numbers of occupiers. The park is ideal for logistics companies and is currently the base of operations for large operators such as MD logistika, and their smaller counterparts, such as ComGate and MailStep (which provides a specialised service marketed as MailStage).

"P3 is able to offer space to logistics companies from the Czech Republic and throughout Europe," said Tomáš Míček, P3's Country Head for the Czech Republic, adding "our parks are located in the most sought-after logistics areas in nine countries across the continent, all in strategic positions near airports and/or main roads. As a result, occupier demand for space at our parks is high. We are very pleased that the P3 Prague Horní Počernice location and services are of such high quality that MD logistika wanted to continue to develop its business at the park."

Apart from logistics, occupiers at P3 Prague Horní Počernice park include retailers, showrooms, a flower wholesale outlet and a giant pet shop with its own veterinary clinic. P3 encourages cooperation among its clients and individual customers often provide each another with services, such as office and warehouse equipment supplies, machinery repair and catering for employees.

"The occupancy rate at P3 Prague Horní Počernice is currently around 95%," reported Míček. "Apart from the existing buildings, there are three new warehouses under construction, which will provide a lettable area of nearly 28,000 m². Moreover, there is land available for another 45,000 m² of new Built-To-Suit projects."

Space is also available to lease at the developing P3 Prague D11 park, where the construction of a second warehouse began several weeks ago. The total lettable area at P3 Prague D11 Park will be 155,000 m² and leases have already been agreed on close to 45,000 m² of it. More than a third of the park will be completed by the end of this year (2016).

P3 Prague Horní Počernice is located just 15 minutes from downtown Prague, near Exit 3 on Highway D10, which connects Prague with Mladá Boleslav and Germany.  It is one of the largest logistics parks in Central Europe with a leasable area of over 350,000 m². Centrum Černý Most, one of the biggest shopping centres in the Czech Republic, is located 1.5 km away. The park is easily reached by public transport with a regular bus service and a railway station less than one kilometre away.
