Exiteria will use 10,787 m² of the building as a new distribution centre. The remainder, an area of just over 10,000 m², is available for lease. P3 is already in negotiation with several potential customers interested in taking this space.
The completion of the building symbolically marks the launch of the D11 park, where P3 now has the capacity to deliver a further 133,000 m² of Built-To-Suit (BTS) warehouse and office buildings following the recent purchase of additional land to expand the park. The acquisition of the land has reinforced P3's position in the Prague market, complementing the firm's portfolio of logistics parks strategically placed around the Czech capital. Together with other P3 parks, such as P3 Prague D8 and P3 Prague Horní Počernice, the expansion of P3 Prague D11 enhances the synergies between P3's facilities in the area. P3 Prague D11 is now part of a network of P3 parks strategically located across Europe that all feature excellent transport links to highways, airports and railways and are proving attractive to companies with pan-European operations.
Exiteria, which runs the MABYT and MT-nábytek e-shops, had several requirements for its new warehouse, which was constructed specifically for the company on a Build-To-Suit basis. Working closely with the customer, P3 has included several features with key operational and environmental benefits. As is now common practice in P3 developments all offices and storage areas have been fitted with energy-saving LED lighting fixtures. In addition, the warehouse has been built with a clearance height of 12.2 m and, as a result, its capacity is increased by 20% over a standard warehouse. P3 plans to introduce this into more warehouses in the future.
The Exiteria space also has eight loading ramps for trucks, two main entrances and six special loading ramps for small vans that will deliver goods directly to customers. The building has been designed as a double-bay warehouse, where loading ramps are arranged along both sides of the building to accelerate shipping and inward operations.
When the building is up and running it will provide jobs for approximately 20 workers.
Previously, Exiteria has operated only one logistics facility in the Czech Republic - in Brno. From here the firm's products were distributed via a proprietary logistics network throughout the Czech Republic, Slovakia and Hungary. In response to a recent expansion, however, Exiteria decided to acquire a storage facility in the Czech capital.
"The P3 Prague D11 park attracted our attention because of its ideal strategic location. Adding Prague to our distribution network, means we will be able to process orders faster and more efficiently and goods will be delivered to customers much sooner," commented Exiteria executive Dan Urbánek. He added "we were very pleased with P3's flexible and accommodating attitude. Not only did the company meet our special requirements for the construction of the warehouse, but it also offered us space at P3 Prague Horní Počernice, which we used as temporary storage until the construction of our new warehouse was completed."

Thanks to the acquisition, we are now able to offer up to 133,000 m² of purpose built space in sizes ranging from 3,000 m² to 40,000 m² for our customers in sectors such as logistics, light manufacturing and other industrial segments."
P3 Prague D11 is located close to the centre of the Czech capital, only 8 km from the Centrum Černý Most shopping area. The park features excellent transport connections as it is close to Highways D11 and D10, the main routes that connect Prague with the eastern part of the Czech Republic and South West Poland. There is a railway station just 300 m from the park, making it one of the parks that are connected to the rail network. It will also be served by a public bus route in the future.
