A large part of the new warehouse will be constructed on a Build‑To‑Suit (BTS) basis. Exiteria a leading Czech online furniture retailer, which runs the MABYT ({link target='_blank' url='https://www.mabyt.cz/' text='www.mabyt.cz'}) and MT nábytek ({link target='_blank' url='http://www.mt-nabytek.cz/' text='www.mt-nabytek.cz'}) e-shops, will use 10,787 m² of the facility. The second half of the warehouse, comprising an area of over 10,000 m², will be built on a speculative basis.

P3 Prague D11 is located close to the Czech capital and only eight kilometres from the Centrum Černý Most shopping area. The park features excellent transport connections thanks to its proximity to Highways D11 and D10. Moreover, there is a railway station only 300 metres from the park and it is served by public transit buses. P3 has land available on the park for the construction of more than 100,000 m² of additional warehouse space.
